Carbon Neutral Agriculture - Mixed Crop Leases

The commercial plantations offered here in the land leases are linked to the cultivation of maize & potatoes, which are traditionally grown crops and in Sri Lanka.  Investors are taking advantage of the security and profitability that agricultural investments provide through the demand for produce.

There is an annual shortfall in local maize production of 225,000 tonnes, and 110,000 tonnes for potatoes. By increasing output, the need to import will reduce as will CO2 emissions associated with transportation etc. The Sri Lankan government has now thrown its weight behind efforts to boost production, most recently by banning maize imports. This has already had a postive affect of increased prices for domestic output.

How does the investment work? The client is able to purchase land in 5 Acre blocks for £20,000 giving them title to prime agricultural land by way of a 99 year lease. The client then enters into a 33 year renewable sub-lease with the plantation company (under British management) to farm the land. 

In return, the lease owner/client receives a fixed annual rental return from their land starting at 10% and rising by 1% annually up to 15% where it is capped for the remainder of the contract.
